- Load-bearing: The walls themselves carry the weight of the roof and upper floors. Thicker walls (typically 9-13.5 inches) are required, and openings for doors and windows are limited by structural constraints.

Why We Recommend RCC Frame for Most Homes

An RCC frame lets you design your home the way you want it. Want large windows in the living room? An open kitchen-dining area? A balcony that extends beyond the wall line? All possible. With load-bearing, every wall is structural, so moving or removing a wall later is expensive and risky.
2. Future-Proofing
Most families build a home expecting it to last generations. An RCC frame can easily support an additional floor in the future. Load-bearing structures are much harder to extend upwards — the existing walls may not handle the additional load.
3. Safety in West Bengal's Climate
West Bengal falls in Seismic Zone III and IV, meaning earthquakes are a genuine risk. RCC frames are engineered to handle lateral forces during seismic events. Load-bearing walls, particularly those built without proper engineering, can fail catastrophically.
4. Better Renovation Options
Years from now, you may want to renovate — add a new room, change the layout, create an opening between two rooms. With an RCC frame, none of these are structural problems because the walls aren't holding up the building. With load-bearing, you're extremely limited.

- Extreme budget constraints — where the 15-20% cost difference is simply unaffordable
- Rural areas with no engineer access — though this is becoming less common
